BOOKING DEPOSIT & FINAL PAYMENT
- A deposit of 50% is due at time of booking.
- Final payment is due 90-days prior to arrival or July 1st for Holiday bookings (reservations arriving between 12/20 and 1/5).
- If booking is made within 90-days of arrival, or after July 1st for Holiday, full payment is due upon booking.
- If the deposit is not received within 5-days of booking the reservation will be cancelled.
- Payments are accepted via wire transfer or check.
CANCELLATION POLICY - Cancelation Policy for Peak December Holiday:
- Refund of deposit less a 2-night cancelation fee will be made only if Manager receives written notice of cancelation prior to July 1st for the peak December Holiday season. All monies received will be forfeited on cancellations made after July 1st unless the property is rebooked.
- Cancelation Policy for all periods except December Holiday:
- Refund of deposit less a $1,000 cancelation fee will be made only if Manager receives written notice of cancelation at least 90-days prior to scheduled arrival. All monies received will be forfeited on cancellations made after 90-days prior to scheduled arrival unless the property is rebooked.
- A refund of Guest’s payment will be provided if the accommodation is re-rented by another party for all of the same dates and at the standard rental rate. A pro-rata refund may be available for partial re-rentals or lower rate re-rentals. Any refund may be subject to a cancellation service deduction of up to 25% of the total gross rental fees & taxes (varies by property and circumstances) at the discretion of Manager.
- No Refunds for late arrivals, early departures, and inclement weather. Lodging cancellation, trip cancellation, and trip interruption coverage is available from 3rd party providers. Manager strongly recommends you arrange insurance coverage in the event you must cancel your trip.
- This reservation may be cancelled by Manager in its discretion if the property becomes damaged and is subsequently deemed unfit for habitation. Should this occur an alternate property would be offered if available, otherwise you may expect a full refund of all Rental fees and taxes paid to date. Air tickets, rental car etc. will not be reimbursed.

ACCIDENTAL RENTAL DAMAGE INSURANCE
Accidental Rental Damage Insurance is required for each guest visit at the cost of $175. This insurance covers guests for up to $10,000 in unintentional property or content damage during their stay. Payment for this policy will be included in final payment based on terms and conditions of the rental. Please note that Guests are liable for any damage not covered by this policy (i.e. intentional damage).Guests will be financially responsible for any and all necessary replacement and repair costs not covered by the Accidental Rental Damage Insurance within 45 days of the end of the rental term.
